Dallas housing is the most varied in DFW.
The Lakewood and M Streets areas are full of 1920s-30s craftsman and Tudor homes — pier-and-beam foundations, original hardwood under decades of carpet, real history. Preston Hollow is mid-century to modern, often with original hardwood worth refinishing. Lake Highlands is mostly 1950s-70s ranch, slab and pier-and-beam mix. Each neighborhood has its own flooring conversation — we adjust to what your house actually needs.
What we know about Dallas homes
- Original hardwood under decades of carpet
Common in M Streets, Lakewood, Old East Dallas — often refinishable, dramatic visual transformation, usually cheaper than replacement.
- Pier-and-beam foundations
Common in pre-1960 homes — solid hardwood works here in ways it doesn't on slab.
- Slab construction
1970s+ Lake Highlands neighborhoods. Engineered hardwood preferred.
- Asbestos 9x9 vinyl
Common under flooring in pre-1980 Dallas homes. If we suspect asbestos in 9x9 vinyl tile or other materials, we test for it. If asbestos is present, we refer to a TCEQ-licensed abatement contractor — we don't disturb it ourselves.
- Pre-1978 lead-paint considerations
Pre-1978 homes (much of Lakewood, M Streets, Old East Dallas) fall under federal RRP rules for any disturbance of painted trim or baseboard during a flooring job. We follow EPA RRP practices on baseboard pull-and-reinstall in those homes — protective sheeting, dust containment, lead-safe cleanup.

Historic Dallas homes have character details that should inform flooring choice. We won't recommend a floor that fights the house.
